The city of Atlanta has one of the highest rates of gentrification in the USA. What is gentrification? This is a trend where rents and property values in urban areas begin rising, and this is most pronounced in traditionally low-income areas.
As Atlanta has become a sought after city to live in, many neighborhoods have seen large rates of gentrification. Many places that were once street car suburbs(such as Inman Park), working class neighborhoods in the eastern sections of Atlanta(Edgewood,Cabbagetown) and once majority-Black areas(Reynoldstown,Kirkwood) have seen high rates of gentrification.
Some areas that were once known for being blighted or poor have seen certain benefits of gentrification, such as lower crime, higher quality of life. On the other hand, many low income residents have been displaced as a result of rising rents.
It was once said that the suburbs would become the next slums. This has proven true within certain inner ring suburbs such as East Point, College Park, parts of Clayton County. During the 1990s, public housing was being torn down. Many low income residents moved to working class suburban areas. Clayton County, located south of Atlanta, was one major place where this took place.
On the other hand, it could be said that another wave of gentrification could take place in the suburbs. Decatur is an example this. Located in DeKalb County, directly east of Atlanta, Decatur has characteristics of an posh, in-town neighborhood in Atlanta. However, it is its own city. It can be reached easily by MARTA Rail. Decatur is home to Emory University.
The suburbs of East Point and College Park could be part of that next wave of gentrification. College Park(not Atlanta) is home to the world’s busiest airport, Hartsfield-Jackson International Airport. Both College Park and East Point are located on the MARTA Rail. Both have low costs of living. One major issue is the high violent crime rates in those particular inner ring suburbs. With good public transportation, it could attract those looking to be close to Atlanta, and have a lower cost of living. College Park could be gentrified by pilots seeking to reduce their commute, and their cost of living. MARTA Rail will take people directly to the airport.
It leaves alot to wonder in terms of getrification.
